Villa Fontana One of the most centrally located areas of the city, Villa Fontana is neighborhood that is fully accessible from many points of the city. Homes here are often used for business and residential purposes. Though there are a few exceptions, Villa Fontana proper has homes that are mostly 30 years old. To the south of Club Terraza there is another area of Villa Fontana called Villa Fontana Sur. Here you will find a unique cool climate and some of the largest most exquisite homes in Managua. |

Las Colinas One of the largest neighborhoods in Managua, Las Colinas is an area with a variety of homes from small 3 bedrooms homes like those offered in Paseo Las Colinas to large mansions with an acre or more of land. This zone is so large that many people have trouble getting around it. Las Colinas has 3 entrances off the C. Masaya and has a couple of commercial centers mostly located in the first entrance off km 7.5 C. Masaya. Here there are 2 gas stations Texaco and Esso each offering small supermarkets. There are also 2 pharmacies and a couple of restaurants here as well. |

Jean Paul Genie Jean Paul Genie is a fairly new area that began upon the construction of Jean Paul Genie avenue. The majority of homes in this area are less than 10 years old and there are many brand new homes as well. The area makes for great income property as the homes here rent rather quickly because of there location. There are a couple of commercial spots near this area including El Tiangue which is a small strip mall offering several stores and restaurants. |

Carretera Norte Here you can find most industries of Managua including Coca Cola, the National Beer Co. and a variety of Free Trade Zones. In This zone you will mostly find commercial and industrial properties. Also because of its proximity to the International Airport you will find many storage spaces for rent. |

Carretera Masaya This area has become one of great growth not only commercially but also in the realm of residential properties. With the advantage of the last upgrades to the highway (4 lane road) this area has grown tremendously in the last 10 years. |
